LADERA RANCH, Calif. — Strategic Storage Growth Trust III, Inc. (SSGT III), a private real estate investment trust sponsored by an affiliate of SmartStop Self Storage REIT, has acquired a 1.18-acre parcel of land in New Westminster, British Columbia. The acquisition, made in collaboration with SmartCentres Real Estate Investment Trust, is part of a strategic expansion into high-growth Canadian markets.

The site, located on Tanaka Court with visibility from Boyd Street and Highway 91A, will become the future home of a six-story, Class A self-storage facility. Once completed, the facility will offer around 99,260 net rentable square feet, featuring approximately 1,170 climate-controlled storage units and two elevators to ensure convenient access.

Queensborough, once an industrial area, has rapidly evolved into a dense residential neighborhood with rising household incomes and a limited supply of self-storage options. The new development aims to meet growing demand in not only Queensborough but also surrounding areas such as Queen’s Park, Sapperton, Downtown New Westminster, Brow of the Hill, Glenbrooke North, and Victory Heights.

Construction is expected to begin in the second half of 2026, with a soft opening anticipated in late 2027.

SSGT III focuses on growth-oriented self-storage investments in North America and currently holds a portfolio of 16 operational properties across the U.S. and Canada. This New Westminster site represents a strategic move to strengthen its footprint in underdeveloped but high-potential regions of Greater Vancouver.

The very first Costco Business Centre in Metro Vancouver is showing early signs of life, with construction preparations now visible at its future home in New Westminster’s Queensborough district. But before shoppers start planning their next bulk haul, it’s important to understand — this won’t be a typical Costco store.

Unlike the familiar Costco warehouse stores that cater to everyday households, the Costco Business Centre is designed specifically for businesses. These locations offer an entirely different shopping experience: no rotisserie chickens, clothing aisles, or optical departments here. Instead, expect pallet-load quantities of dry goods, commercial-grade kitchen equipment, office supplies, vending machine snacks, and even janitorial supplies. While regular members can still shop at Business Centres, the store’s layout and product selection are built with business customers in mind.

Located at 1085 Tanaka Court, the future store is taking over a former Lowe’s building just southwest of the Queensborough Landing Outlet Mall, near Value Village and Starlight Casino. The site spans roughly 13 acres and features a 142,400 sq. ft. building, which will be repurposed with some exterior modifications. Plans include the removal of the old Garden Centre’s roof and an upgrade to the surface parking lot — widening the stalls while reducing their number from 587 to 522.

Beedie, a local developer, acquired the property for $74 million in June 2024 following Lowe’s closure in 2023. The City of New Westminster issued a development permit in February 2025, and while no official opening date has been announced, a “Coming Soon!” sign now marks the site.

At present, the building remains boarded up, with only a couple of heavy-duty construction vehicles on site. But news of the project has already ignited buzz in the local community. Many residents are eager to have access to business-sized inventory without traveling to the U.S., while others are bracing for increased traffic congestion in the area.

Once complete, this location will join Costco’s limited but growing network of Business Centres in Canada — and expand the company’s presence in British Columbia, where it already operates 14 regular warehouse stores, including seven in Metro Vancouver. Costco also has plans to open at least two more locations in the region.
